Phase 01

The Preconstruction Phase

In most cases, we recommend that you hire Gallatin Timberwrights at the same time as, or even before, hiring an architect. We can work directly with your chosen architect, helping us understand the intent of their designs while providing input based on our experience with joinery design, project scheduling, engineering, and budgeting.

During this phase, we will:

  • Provide design and planning feedback
    By working directly with an architect and designer, we can ensure that your plan is suited to a timber-framed design and address potential issues or inconsistencies.
  • Identify and solve potential hurdles
    Based on the design and our findings, we will identify problems that may pose an issue during construction and take steps to prevent delays.
  • Create an accurate budget and cost estimate
    After preparation, we will provide an informed estimate for the expected budget of your project.
  • Choose and order the proper timbers
    We can start sourcing timbers early, helping avoid possible delays related to acquiring building materials.
Phase 02

Design Phase

After the initial preconstruction phase, we move into the design phase, where all aspects of your project are finalized. We also create a project schedule alongside your general contractor.

At this time, we will:

  • Finalize shop drawings and plans
    We complete the engineering of all timbers and provide shop drawings and plans to you and your architect for approval.
  • Finalize budget and billing documents
    We use AIA G703 billing documents, which are submitted after your budget is finalized.
  • Order timber and logs
    We put in the final order for supplies and timbers from our partners.
  • Develop schedule and timeline
    We cooperate with your general contractor to develop an accurate schedule and roadmap for your project.
Phase 03

Construction Phase

Once construction begins, Gallatin Timberwrights provides the services necessary to move the timber frame from plan to structure.

Typically, this includes:

  • Surveying and field measurements
    We take all necessary measurements on your building site and ensure the structure is placed in the ideal location.
  • Timber joinery
    After delivery of materials, we begin joining the timbers and building your structure. Process photos will be available online.
  • Timber assembly installation
    Our pre-built timber assemblies are delivered and installed to begin the interior building process.
  • Consultation with framers and contractors
    When necessary, we consult with interior framers and contractors to ensure our work progresses properly.
  • Finalization and extras
    We finalize the timber frame and install additional products such as tongue-and-groove flooring, ceilings, decking, and other wood products.
  • Client changes
    Minor client-requested changes may be addressed before the project is finalized.
Phase 04

Project Completion

Once your project has been completed, final billing is completed and photos of the structure are taken. The project is then turned over entirely to your general contractor for the final finishing of your structure.
